Mold Testing
We are Lab-Certified to conduct both surface and air sample testing. There are thousands of different types of mold, and some are more hazardous to our health than others. Additionally, some folks are more susceptible to mold allergies, which can be quite serious. Lab testing is typically $299 for 3 submitted samples. Additional samples are $59 each. (If testing is in conjunction with a Home Inspection; $199.00 for 3 submitted samples). (Additional samples are $59 each).

Fees for mold testing vary, and here’s why-
The lab instructs us to take a swab sample of every color mold we see (black, red, orange, etc.), and also from every type of surface it is growing on (wood, sheetrock, etc.).
We are also to take an air sample inside the house for every 1,000 SF of living area. As a baseline, the lab requires an outside air sample to compare what is “normal” for the area and season. As you can imagine, outdoor air samples from Phoenix and Seattle will vary considerably in their mold spore counts!
So, as an example, if we saw some black “apparent organic substance” on wood under a kitchen sink, and you wanted it tested in a 2200 SF house, we would have one swab surface test, 2 indoor air samples and one outdoor air sample for a total of 4 lab samples ($299 + 59 = $358), with free FedEx overnight shipping.
Radon Testing
Radon gas in a home is most accurately analyzed by a lab. Two charcoal devices are set in a closed-house environment for 48-72 hours, sealed, and then shipped via FedEx to the lab. Obviously, this requires at least two trips to the house; if radon testing is performed in conjunction with a Home Inspection, the fee is $149, with free FedEx shipping. Extra charges apply if the home is outside Coos Bay/North Bend area.
Structural Drug Contamination Testing
Methamphetamine manufacturing, or even Meth, Ecstasy, or Cocaine use, may poison a structure to the point of requiring that it be remediaited. Enough cannot be said about the evils and dangers of this pollution. And yes, it is a growing concern on the southern Oregon coast; more and more, home buyers are insisting that testing be done for structural drug contamination during the inspection process.
We offer certified laboratory structural drug residue testing; if conducted at the time of the home inspection, the test is $249 and consists of two samples.
